Sampson House was a large, concrete commercial building originally built in 1979. It is located in a vibrant and evolving part of Southwark, close to the South Bank and major cultural centres such as the Tate Modern. The site itself is just off Southwark Street, set between Hopton Street and the railway lines leading to Blackfriars station.
Ludgate House was a large 10-storey commercial building built in the 1980s adjacent to Sampson House. The site itself is located along Blackfriars Bridge and is to the west of the railway lines and Blackfriars station.
In 2014, The Carlyle Group, the previous owners of the site, received planning permission to develop both Sampson and Ludgate House. We led a consortium to buy the site in 2016 and believed there was an opportunity to refine the plans for both sites to better provide affordable housing, new public realm and a range of uses suitable to this part of Bankside. Since then several planning applications have been submitted to Southwark Council, culminating in our final application in February 2020, which the Council resolved to approve.

Native Land leads a consortium to buy the site
Southwark Council grants a Section 73 planning permission to develop a larger office building alongside Blackfriars Road.
Demolition of Ludgate House starts, and the implementation of the consented scheme starts
Native Land submits a new planning application in May 2018 for additional affordable homes and mix of uses on the Sampson House Railway site.
